One of the easiest ways to buy land without a bank loan is through owner financing. With owner financing, you make a down payment and affordable monthly payments directly to the seller instead of applying for a traditional bank mortgage.
This makes the process faster and simpler because there is usually no bank approval, no lengthy loan process, and no credit check.
At Vibrant Vistas Land, many of our properties are available with owner financing so you can start enjoying your land right away while making manageable monthly payments.
We offer a simplified path to land ownership through 0% owner financing. There is no bank involved and no credit check required. You work directly with the owner under a land contract allowing you to use the property while making payments. The steps for owner financing include:
- Buyer makes a deposit to secure the property.
- Buyer signs closing documents (they will be sent securely and electronically to the buyer usually within 48 hours after a deposit is made).
- Once the buyer makes all the payments, we transfer the property deed to the buyer.
No, there is no credit check to get started on owner financing.
The process varies on whether it’s a cash sale or owner financing. Owner financing could be completed in just a few days once the down payment and paperwork are received. The process is usually quick and straightforward and we’ll guide you through each step to make it simple.

- For cash purchases, we’re happy to close through a licensed title company. They act as a neutral third party to ensure the funds and paperwork are handled securely for both buyer and seller.
We want you to be fully satisfied and excited in your land purchase. That’s why every owner-financed purchase comes with a 90-day money-back guarantee. If, after signing the land contract, you decide the property isn’t the right fit, or simply change your mind, you can contact us. We will either trade your property for another that is a better fit or provide a full refund (minus doc fees).
Cash sales close through a licensed title company.
Financed sales are processed in-house for a faster and smoother experience.
You do not need a realtor, but you are welcome to consult a realtor if you wish. We do not pay realtor commissions, so you would need to cover any fees they may charge. In our experience, most realtors avoid these types of properties since they are priced so low and their commission would also be low.
You don’t need an attorney to sign the land contract. We strive to keep things simple and straightforward. If you want to work with an attorney, that is just fine, but you would need to cover the costs of doing so.
There is a standard documentation fee to get started. This fee covers the cost of preparing the contract and the recording fees with the county. It is like the closing cost.
The property taxes on these types of properties are typically very low. The annual property taxes on your property will be split into monthly payments while you are under financing. During that time, we will make sure the tax bill is paid.
Yes, when we set up your loan in Geekpay, we will give you instructions to create your own login so that you can go and view your loan at any time, see your balance, make additional payments, or change personal or banking info.
There is no penalty or fee for making extra payments or paying off your land early.
We have a grace period of 5 days applied to all land contracts. If the payment is more than 5 days late, then a $25 late fee is applied to that payment.
You will have 35 days to make the payment (including the late fee). After 35 days, we will send you notice stating that after an additional 30 days, we will foreclose on the property if full payment is not received. In total, you will have 65 days to get the balance caught up before we foreclose the property and begin marketing it for resell.
Once the property is paid in full, we will get the new deed signed to your name and recorded with the county. We will then send the recorded deed in a closing package for your records. At that point, the property belongs to you and you can pull permits and do anything that the county allows.
Yes, this is always encouraged when possible! Seeing the land can go a long way to helping you feel confident in your land purchase. We do not do showings for our properties, but you are welcome to visit the property anytime following the GPS coordinates provided on the property page.
In most cases, yes. But you would need to pay off the property first.
For most of our Florida properties, RV’s are not allowed, except temporarily while building or while camping. Traditional homes, mobile homes, modular homes and tiny homes are usually allowed. We do our best to answer your questions for uses on each property, but always recommend talking directly with the county to verify your intended use.
Every property is unique. On each property page we list any county restrictions, but we still advise the buyer to contact the county directly to verify their intended use. Due to permitting, you cannot build a permanent structure or connect utilities until the property is fully paid off.
Again, every property is different. Many properties may have power, water, sewer and even natural gas available. In other cases you may need to install solar, haul water, use propane tanks and build septic systems. We will usually have this information available for you and can provide contacts for utility companies so you can get more information.
We do not provide surveys or perc tests on our available properties. Our focus is on raw, vacant land. The buyer is responsible for the survey and perc test.
Our company spends money on marketing for land. We focus mostly on mailing to landowners and finding individuals willing to sell
